Rental Terms and Conditions "Het Kasteelke Vakanties"
1. Applicability
- These general rental terms apply to reservations and agreements concerning the holiday home "De Hoeve", located at Moleneind 6, 5864AA Meerlo, Netherlands.
- In these terms, the "tenant" refers to the (legal) person entering into a rental agreement with us regarding the holiday home. If the legal person is not a natural person, these conditions automatically apply to the individuals staying in the holiday home.
- These rental terms apply regardless of any references you make to your own or other general terms. We reject any general terms you refer to or use.
- Deviations from these rental terms are only valid if agreed upon in writing.
2. Landlord Information
The landlord is "Het Kasteelke Vakanties", registered with the Chamber of Commerce under number 14130051. For questions and reservations, visit: www.hetkasteelke.com
3. Reservations

- Reservations are only accepted from persons aged 18 and over. Reservations from tenants under that age are not valid. We reserve the right to refuse any reservation at any time without giving a reason.
- These rental terms are made available to you for completing a reservation. By making a reservation, you agree to these terms.
- Please check all documents we send you for accuracy and report any inaccuracies immediately.
- An agreement is established once we confirm your reservation. The agreement concerns a short-term recreational rental under Dutch Civil Code Article 7:232(2).
4. Bookings and Payments

- The minimum stay is 2 nights, and the maximum stay is 1 month.
- Full payment is required at the time of booking.
- Payments can be made via iDeal, PayPal, credit card, or Bancontact.
- Bookings must be made at least 2 days in advance.
5. Cancellations and Reservation Changes
If the tenant wishes to cancel, the following conditions apply:

- Up to 30 days before arrival: 100% refund
- Up to 5 days before arrival: 50% refund
- Less than 5 days before arrival: no refund
- Other changes require written agreement. Changes within 1 week before arrival are generally not accepted.
- If the landlord must cancel due to force majeure, no alternative accommodation will be offered. Any payments made will be refunded.
- Force majeure includes events such as war, strikes, blockades, fire, floods, and other disruptions beyond the landlord's control.
6. Stay, House Rules, and Cleaning

- At least one guest must be 25 years or older at the start of the reservation.
- Tenants and guests must behave responsibly in and around the house.
- Items left behind will be kept for a reasonable time but at the guest's own risk. Return shipping is at the guest's cost.
- If the property is misused or left in poor condition, extra cleaning costs may be charged.
- The tenant must leave the house clean and tidy.
- Excessive cleaning will incur additional charges.
- Guests must adhere to specific house rules, provided separately. Additionally:
- Pets: Not allowed.
- Smoking: Not allowed indoors, including vapes and alternatives.
- Quiet hours: After 10:00 PM to preserve neighborhood peace.
7. Key Collection

- Keys are provided by the property managers living at Moleneind 4, 5864AA Meerlo (adjacent building).
- The tenant may not duplicate keys for any reason.
- Keys are provided on loan. Loss or theft incurs a €100 charge.
8. Liability

- The landlord is not liable for damage to property or personal injury to guests or third parties during the stay. Guests are responsible for their own safety.
- No deposit is required. Guests must reimburse any damage caused.
- No liability is accepted for theft, loss, or damage during the stay.
- No liability is accepted for construction activities near the property.
- Normal maintenance and repairs are the landlord’s responsibility. Tenants must report issues immediately and follow instructions.
- Complaints must be submitted in writing within 14 days after departure. Preferably, discuss issues directly with the landlord first.
9. Check-in and Check-out

- Check-in: from 3:00 PM; Check-out: by 11:00 AM. Flexible times may be arranged in consultation and at additional cost.
10. Use of the Property

- The guest has exclusive use of the house. Only the booked group may stay. Maximum 5 persons.
- If damage occurs, compensation will be agreed upon. Violation of house rules may result in termination of the booking.
11. Privacy and Data Protection
- The landlord collects and processes personal data in accordance with the GDPR. This includes contact details and is only used for booking purposes. Data is kept secure and confidential.
- For tax purposes, tenant and guest details may be required and will be processed in line with article 8a.
12. Applicable Law and Disputes
These terms are governed by Dutch law. Disputes should first be resolved through consultation. If not resolved, they will be submitted to the competent court in Limburg, the Netherlands.
